1. Definitions

• "Service" — residential boarding and care services provided by dokbuiles, including accommodation, meals, housekeeping, personal assistance, and related support.
• "Resident" — an individual who has entered into a residency agreement with dokbuiles.
• "Family" or "Authorised Contact" — the family member or representative designated by the resident to communicate with and make decisions on their behalf where appropriate.
• "We / Us / Our" — dokbuiles Retirement Residence.
• "You" — the individual using this website or entering into a service arrangement with us.
• "Agreement" — the residency agreement entered into between dokbuiles and the resident and/or authorised contact.

2. Acceptance of Terms

By submitting an enquiry through our website or entering into a residency agreement, you confirm that you are 18 years of age or over and have the legal capacity to enter into this agreement. If you are acting on behalf of a prospective resident, you confirm you are authorised to do so.

Use of this website constitutes acceptance of these Terms. If you do not agree, please do not use the site.

3. Service Description

dokbuiles provides residential boarding and care for older adults at its premises in Bang Lamung, Chonburi, Thailand. Services vary by room tier and are described in detail on our Rooms & Pricing page and in the individual residency agreement. We reserve the right to adjust service inclusions with reasonable notice.

Our services are offered to residents based in Thailand. We do not currently offer remote or telecare-only services.

4. Residency and Room Availability

Availability of rooms is subject to change. Submission of an enquiry does not create a reservation or guarantee availability. A placement is confirmed only when a signed residency agreement and any required deposit have been received.

A two-week trial residency may be offered at our discretion. Details are agreed in writing before the trial begins.

5. Fees and Payment

Monthly room rates are stated in Thai Baht (฿) and are set out in the residency agreement. Rates include the services specified for the relevant room tier. Rates are reviewed periodically; residents and families will receive at least 60 days' written notice of any change.

Payment is due on the first of each calendar month. A deposit equivalent to one month's rate is payable on signing the residency agreement and is held against the final month's fees or any outstanding charges on departure.

Additional services outside the agreed room inclusions (e.g. specialist medical visits, escort to appointments beyond the local area) are charged separately and agreed in advance where possible.

6. Resident Responsibilities

Residents are expected to treat staff and fellow residents with respect and to maintain reasonable standards of conduct within the household. We ask that residents and families:

• Provide accurate health and medical information at the time of admission and notify us of any changes
• Ensure that the authorised contact can be reached within a reasonable timeframe for decisions
• Respect the privacy and comfort of other residents
• Not bring items onto the premises that may pose a hazard to others

7. Intellectual Property

All text, imagery, and design on this website are the property of dokbuiles or used under licence. You may not reproduce, copy, or redistribute any content without our written permission. You are welcome to link to our website or share our content with proper attribution.

8. Termination of Residency

Either party may terminate the residency agreement with 30 days' written notice. We may terminate with shorter notice in the event of conduct that poses a risk to the safety of other residents or staff, subject to the terms of the residency agreement.

On departure, fees owed up to the final date of residency are payable. The deposit will be returned less any outstanding charges within 14 days of departure.

9. Disclaimers

dokbuiles provides residential boarding and general daily support. We are not a medical facility, hospital, or licensed nursing home. Residents with complex medical needs requiring 24-hour clinical nursing care may not be suited to our service, and this will be discussed openly during the enquiry process.

We do not guarantee specific health outcomes or improvements in quality of life, though we are committed to providing the highest standard of care within our scope.

10. Limitation of Liability

To the extent permitted by Thai law, dokbuiles's liability for any claim arising from the use of this website or our services is limited to the total fees paid in the three months preceding the event giving rise to the claim.

We are not liable for indirect, consequential, or incidental damages. Nothing in these Terms limits liability for death, personal injury caused by our negligence, or fraud.

11. Governing Law and Disputes

These Terms are governed by the laws of the Kingdom of Thailand. Any dispute arising from these Terms or the use of our services will first be subject to good-faith negotiation between the parties.

If a dispute cannot be resolved through negotiation within 30 days, it shall be submitted to the jurisdiction of the courts of Chonburi Province, Thailand.

12. Changes to These Terms

We may update these Terms from time to time. Where changes affect existing residents, 30 days' written notice will be given. Continued use of the website after any update constitutes acceptance of the revised Terms. The "Last Updated" date at the top of this page indicates the most recent revision.
